Call them wretched or call them splendid, in Japan, robots and service bots run some restaurants and are indeed taking the place of humans, who have no doubt, been displaced. In displacement (and labor) news in the United States, call it posturing or real, the Trump Administration’s budget office is threatening mass firings if the federal government shuts down (with no back pay to be paid like in a furlough), and obviously if someone is out of work, they’re not buying a house. I used to know how to get everywhere, but young drivers just plug it into a GPS. Without it, they are lost… and don’t know how to give directions. I learned loan programs, down payment programs and watched rates, etc. Now new hires plug the loan scenario into AI and wait for the results. “When the economy is good, people drink. When the economy is bad, people drink. The moral? Invest in alcohol.” Here in Boise at the PNMLC, the comments about Friday’s jobs data (showing a worsening employment picture) and economy ranged from, “It’s about time we have accurate numbers that we can rely upon” to “The Trump Administration is still blaming the people compiling the numbers as opposed to the actual policies… like if you had an NFL owner who just lost big and instead of changing the quarterback or firing the coach, they axed the scoreboard operator.” “Tech” is also a discussion topic, and I received this note. “We’re a nationwide lender, and grown, and have begun the hunt for a new Point of Sale system. “I somehow managed to make it through high school math while only being able to remember even numbers. What are the odds?!” As the California MBA’s Western Secondary breaks up here in Southern California, numbers are dancing in everyone’s head. I received this note from Dallas. “I like ‘dillos, but I don’t support giving them guns because… I would never armadillo.” Speaking of which, Texas is slowing down: The Dallas Fed tells us, “Texas’ overall pace of economic growth, much of it due to jobs in innovation, is trending lower, with payroll employment declining in June, a marked turn from robust job gains earlier in 2025.” Texas lenders, or at least banks and credit unions, do their share of adjustable-rate mortgages, so may be okay with lower short-term rates via the Fed and stable long-term rates. Last week’s MBA application data reflects increasing ARMs: “Given the relative attractiveness of ARM rates compared to fixed rate loans, ARM applications increased 25 percent to their highest level since 2022, and the ARM share of all applications was almost 10 percent. (The refinance share of mortgage activity increased to 46.5 percent of total applications from 41.5 percent the previous week.
